ONERüF Vacation Rental Management
Vacation rental management hasn’t changed a great deal in the past 40 years despite the advancements of technology. Things have largely stayed inefficient, focused on labor to get things done, and use of paper rather than tech solutions. The main culprit? 250,000 Rental companies across the United States – very fragmented industry that has historically been very slow to modernize.
– Property Management – three pillars –
1) Marketing the rental unit Nationally/Internationally
2) Identifying and Managing Quality Vendors
3) Identifying and Hiring Quality Bookkeepers to Manage Trust Accounting
Vacation Rental Marketing/Guest Management
What Property Managers don’t like to talk about; they hire VRBO, Airbnb, Homeaway and others to market your Vacation Rental unit. This means you pay them to pay the Vacation Rental Marketing company – and the Management company makes money from this transaction. Vacation Rental Management companies have internal Guest inquiry staff that generally has less than a season of experience. This means you are paying for untrained Guest Management folks to field calls about your property and handle incoming guest calls about the unit, issues they are having, etc.
This is why we have partnered with experts in the Vacation Rental Reservation Marketing industry rather than trying to become experts at a piece of the puzzle we are not expert. The Reservation specialists have 24/7 phone lines (online chat lines) to take calls from potential guests at any time of the day or night with folks that are trained on handling guest inquiries on your property. This means more bookings, more occupancy, and ultimately more revenue (and ROI). With ONERüF Services we have partnered with one of the 500lb Gorilla’s in the Vacation Rental Reservation Marketing industry…they manage your professional listing, your bookings and your guest calls – pre and post stay.
Vendor Management – its what we do
Vacation Rental Management Companies handle cleaning (and other vendor management) in one of two ways: Either they outsource to small mom and pop companies and spend most of their time trying to get the best pricing, chasing scheduling and quality OR they bring the function in house…which has an inherent risk of creating a conflict of interest. Generally speaking neither of these is a great way to ensure your home is getting what it needs in order to satisfy your guest. On one hand small operators are generally priced right…but on the other hand they aren’t savvy causing guest complaints – gas grill is dirty and out of propane, unit isn’t supplied, outdated food in the cabinets, disorganized cabinets/drawers, bath towels that aren’t clean and stained, and a host of other items. Are they vetting vendors; checking for licensing, insurance, and experience as required by their licensing? Have they developed tools and processes to standardize the cleaning and inspecting processes? Are they doing inspections? The answer to most of those questions is a resounding NO!
Learn more about what we do here >>Your host inspects the unit after each clean to ensure it is cleaned professionally, set well, all is operating as it should, and is ready 100% for your guest. From electronics working to enough toilet paper to concierge services such as grocery services. Our hosts make the difference in a good stay…and a great stay!ONERüF Services is a software platform that provides all vendors under ONERüF with streamlined processes to ensure your unit is cleaned and inspected to not only your guest’s satisfaction but also yours.
Last, how does a Property Manager know a good bookkeeper when they meet them? Typically hiring a “bookkeeper” means you hired someone that has a little experience with Quickbooks and more likely has been an Office Manager of sorts. We aren’t bookkeepers…but we know a few expert bookkeepers if you would like an introduction. ONERüF Services has partnered with Bookkeepers/Accountants (if you don’t already have one) that have true experience in the Property Management Arena and provide these services under their own umbrella, are certified bookkeepers, and are versed on the needs of the 2nd home industry.
